Heartland is Crandall school district. You can check out the TEA website for ratings.  Crandall property taxes are higher than Forney's.  Just a couple of differences.  The folks on the board who live in Heartland seem to love it there.

We have lived in Heartland for a little over 3 years now and love it. We love our AT&T Uverse, the HOA we've never had problems with, and we have just begun to take advantage of all the ammenities but so far so good.

From a Realtors stand point the neighborhood provides many amenities that a majority of buyers will like... However definitely look at the inventory of Foreclosures and Short Sales before buying a New Home out there as prices are definitely kinda low right now...

RJ is right on - if you can get a foreclosure there that is the best deal right now. I will never, ever, ever, ever buy a new house again. And now is the best time to get a foreclosure ... probably for the next 30 years.

The neighborhood seems a little isolated...so you are further away from grocery stores, daycares, restaurants, etc...which to me would be a downturn. But the houses are nice and you can get a big one for your money there.

I have numerous friends who live over there, and I have had one person comment they felt like too many "katrina evacuees" have moved into the neighborhood, which I think is their way saying a lot of "black people" live there when compared to Forney or Rockwall, but I am NOT a racist and I haven't let it affect my opinion of the neighborhood. I still like it. Its got an awesome lake, a nice pool and most everyone I know there loves the neighborhood. You will probably like it too.

What does everyone think about the school, AT&T Uverse and the neighborhood overall?

I lived in Heartland almost 4 years, and do not see a greater population of any group. Seems like an even mix to me. It is generally quiet here. You get dumb ppl once in a while that make noise at night but that's with any neighborhood.

The properties on the west side of FM741 are the lesser desireable homes due to them being zero lot line and smaller in sq. ft. Prices are according lower there.

The homes built by Lennar on the east side of FM741 near the lake, are probably the most desirable properties IMHO, 70 ft lots I think.

Most of the foreclosures here are DR Horton homes. That's probably due to their reputation of shady lending practices, which is one reason we steered clear of building with them. I've seen some really good deals on foreclosures, like 3-4 year old homes selling at $40k under original build price. Ouch. Wished we were buying now!

Crandall has a cop assigned to this neighborhood exclusively. Response time is very quick.

The AT&T Uverse is fiber optic right cable up to the house. Fast and reliable. Service response is a little slow (welcome to dealing with any cable company).

Tax IS on the high side, but we moved from an area whre we had TXU electric, which is considerably higher than the Trinity Valley co-op that is here. Makes up the difference.
