More rumors about a Target or SuperTarget - saw this on a random, non-Forney related discussion board, oddly enough: "A private appraiser told me this past week that a new mall anchored by a Super Target was going in just south of I-20 on FM 1641 across from the Winner's Circle Subdivision. I quizzed him as I'd heard both yes and no on the Super Target, he claims it as now a certainty. We'll see."
Has anyone else heard this?

A friend of mine told me that she heard that a target was coming to Forney.

It was a random post on a relocation discussion board that I had never heard of, so it's not very reliable at all. I did have a source with a 50/50 or so track record grumble that Place Le Grand and that area was supposed to bring in a Target, but as I feared, he said that Place Le Grand has pretty much sputtered out. Because of this, he said that Target wouldn't be coming to Forney, and would be coming in somewhere nearby instead. Indeed, checking AmeriStar Commercial's (who used to represent Place Le Grand and I think is still who is on the sign) website, Place Le Grand is no longer even listed. Instead, they're touting "Kaufman County Center" and/or "Talty Center", two different names for the same development - a-hah - the same development that is located at I-20 & FM-1641! Their site mentions that it's a 293 acre mixed-use development with office and retail pad sites and space for lease, as well as a hospital and medical office space, fast food and gas station pad sites, a school, a "town center" and a park. This development is surveyed to be a triangle of land with frontage of I-20 and FM-1641, on the north side of I-20 and west of 1641. It looks like they're aiming for something similar to Southlake Town Center - very high end! AmeriStar is best known for representing UpTowne Frisco, so they can probably pull it off. If this development is half as nice as it's supposed to be, I could see a Target opening up in/near that area. It's all still just a whole lot of rumors, but they seem to be lining up in a way that makes sense to me. I do know this - as of the end of last year/start of this year, the county tax rolls say that Target doesn't own any land near Talty or Forney. Until that changes and Target owns the land, anything and everything could happen.

Does anyone know when they will start constrution on the Super Target? If one does open up near us, my guess is it'll be some time before they start construction. They'd want to anchor, or at least be involved in or near, a major retail development, and most of the activity right now is occurring in the smaller retail developments around Forney.

I recieved a site plan for the land @ 548 and 741 (Northwest corner), from the developer, showing a 165,000 sq ft retail store. Could this be the place for the Super Target? It also included several pads for restaurants and a grocery store across 548 (right next to Fox Hollow). Looks like thats going to be a booming area soon!

First of all, feel free to email me that site plan.  I'm trying to remember if it's one of the ones I have for that area or not. I know I have the site plan that was for the southwest corner and I believe spilled over to the northwest corner for Place Le Grand, but I don't recall what else I have for that area. I really need to organize all these site plans. From a very old post to the 20PM blog I did about the possibility of a Target in Place Le Grand: "Target stores are generally around 120,000 sq. ft., with SuperTarget stores running as big as 180,000 sq. ft." - so it's possible that the 165,000 sq ft could be a Super Target. There's not much else that can go into a building that size and use the entire thing, since we already have a Wal-Mart and a Lowe's. From what I've heard, Home Depot is looking more towards Talty and I-20, since they've had luck with the Terrell Home Depot off of I-20. So that leaves a really big grocery store or a Super Target for a building that size. However, unfortunately, I've learned that seeing a site plan and seeing dirt being moved are two very different things. I've seen 2 or 3 site plans that included something that could've been a Target that are now apparently never going to come to fruition, or have at least been seriously delayed. Also, many of these developers build a big building before they have a contract in hand from Target, etc., based on an "if you build it, they will come" sort of philosophy. Way too big of a risk for me, but sometimes I think many successful commercial real estate developers are, at least partly, good gamblers with real estate training and access to better demographics and figures than the general public! Actually, hold on a sec...I just ran the Target rumor by a couple of people, and got an interesting response...we may have hope of a SuperTarget in Forney, but it's the one place that there hasn't been a rumor about yet...let me get this info together and post it to the blog and the forums in a few minutes...

Great, I'd appreciate it if you are able to track down a copy. Also, I posted what I found out about SuperTarget to the blog just now, so you can either read it on the blog, or in the blog-post section of the discussion forums. To summarize - Forney Commons (the development that was supposed to be behind where Shafer Plaza is) has fallen through it looks like, but Shafer has been trying to purchase the land while simultaneously negotiating with Target to use the land to develop a SuperTarget-anchored shopping center. I think it'd be a win-win; it's the perfect location for Target, they could do incredibly well there (think about the number of people from Terrell, Forney, Sunnyvale and Mesquite that would shop there!) and we'd finally have a convenient, large grocery store on the highway in Forney. But, as with all the other SuperTarget rumors, it's just a rumor and I can't seem to find much to confirm or deny it. Anyway, to keep us from having too many discussion threads open about the Target rumors, feel free to continue the discussion in the new thread I created for the blog post.

I have not reached the lady that I emailed that to but.......I know that it is the same developer that developed Fox Hollow & at our home owners association meeting(Fox Hollow, that is) we were told by a representative that Super Target was coming. Although, they did not give us any specifics. So maybe that will be the location. Would be nice.

The Skating Rink is going to become the new home for Community Life Church. I can promise you a target is not going in there.
