HOA - Transfer Fees
« on: July 30, 2009, 08:10:03 pm »
I know that everyone hates paying our high HOA dues each year.  When you sell your house in Windmill Farms, you will be charged $375.00 to transfer your HOA membership to the new buyer.  We have paid our dues for 2009 and will be moving in August.  We are almost paying double  HOA dues for 2009.  Just thought I would warn anyone who might be selling a home in Windmill Farms.  They are determined to take advantage of the Windmill Farm homeowners.

Wow that seems awfully steep. Some people here have sold homes recently.. you should see if they paid to transfer their HOA fees. Esp in other neighborhoods.

Every place likes to see how well they can bleed you dry. Because you know.. its realllllly hard work to change a name in a computer system  ^sarcasm

Taxes should be used for NEEDS not wants.  You WANT something extra/special pay for it yourself, don't share the burden with other homeowners.  Why should people's taxes be so high and unaffordable?

So what happens when the house is foreclosed on? Who do they charge the transfer fee?

I just read all of the HOA documents that are on the HOA website.  Except the Articles of Incorporation, because it's a broken link.   I see nothing that says anything about a transfer fee.

If I were you, I would require the HOA to show you where in the documents it says there is a transfer fee.

As an aside I saw one "Notice" that I find laughable.  On the Collection Procedure and Policy document, it says:

6.  NOTICE:  The Board shall attempt to cause the budget and notice of all Assessments levied against each Owner of property for the following year to be elivered to each Owner at least thirty days prior to the end of the(sic) each calendar year. ...

I have NEVER received a copy of the budget in the mail with my notice of Assessments at the end of each year.   I'd say they are in violation of their own policies.

I just checked some of your previous posts . . . . this must really suck for you . . . . you are moving from one phase to another phase and you still have to "transfer" membership?

When I move . . . it WILL NOT be to another part of WMF.
