I'm thinking about leasing out my house in Windmill Farms

We're seriously thinking about just leasing out our house in Windmill Farms.  I've done a pros and cons list.  The pros far outweigh the cons.  Has anyone done this and survived?  I'm just sick to death of this place and the way its run.  I don't care about my credit score anymore because I listen to Dave Ramsey.   ;D

I wish I never built my house here. We put all that money into it. I wish I had barely put down a down payment and could walk away. I would do it in a New York Minute. But I will lose over 50K of my money. I HATE that I was stupid and put all my money into a house that I bought for $195K and is now maybe... if I am lucky would sell for $150K. And then I have to pay for a realtor and other BS fees. So I am stuck.  I just keep hoping that this dump turns around in the next 2-3 years as I keep hearing. But I dont believe it. Everything good that was supposed to be coming keeps getting pushed back until its no longer happening.

If you can walk away I would do it. You can try a short sale. Where you take a hit but not as bad as a foreclosure. Basically the bank will take less money then you owe for the sale of your house.  But I would def see about a short-sale before just walking away.

I am jealous. I want O-U-T. All I gotta say is never tie all your money into a house. Its a mistake. A mistake that even in 2-3 years is probably still gonna nail us for about 25K. What...a...waste.

What is the best source to use for finding rentals/lease options in Forney?

www.realtor.com has a bunch. Just click rent.

Also google Forney rentals. That usually yields a few.

Does Dave Ramsey advocate walking away from a house just because you don't like the neighborhood?

Taxes should be used for NEEDS not wants.  You WANT something extra/special pay for it yourself, don't share the burden with other homeowners.  Why should people's taxes be so high and unaffordable?

What is the best source to use for finding rentals/lease options in Forney?


Most of the managed rentals are going to be listed on the MLS, so they should appear on sites such as realtor.com. You can also go to a site like http://bit.ly/Lgow8 and search for rentals. That site is the North Texas Real-Estate Information System (the entity that houses the MLS for North Texas). This particular one is accessed through the portal at Stanfield Realty.

The management company we use for managing a rental house we own in Arlington also lists with rentalhouses.com in addition to the MLS.

You really won't be able to drive around looking for "For Rent" signs as some HOA's don't allow them. I know this is the case in Travis Ranch. As such, your best bet is going to be a central listing website.

Absolutely not! Dave Ramsey says to not worry about your credit score. He always calls it an "I Love Debt Score". However, he does not say to go out and do stuff to drop it on purpose.

Ramsey teaches how to use cash for everything and credit for nothing. As such, you don't have to worry about your credit score. Of course, you have to get to the point of having no debt first.

Nope, I take credit for advocating that idea.  He does talk about getting out of no-win situations including short sales and foreclosures.  I don't want to continue paying for a house I do not like in a neighborhood I do not want to live in.  I'll rent it out to some folks from white trashville and continue making my payments.   ::)

I normally only read and do not reply, but if I am reading correctly then I am assuming you want to become a renter - I have always rented - most properties in Forney for rent are located here in Windmill Farms - I am renting my third house here in Forney.  I strongly suggest researching as much as you can...which is what I wish I would have done all three times - (lol think you would have learned after the first time).  Most rent places I have found our people trying to keep from foreclosing - so they rent their property up the price a bit from their payments to make a little profit - and you end up either getting someone who can not fix problems or spent your deposit and will not refund it when you leave - by the time you go through the courts its not worth the time and effort.

I have to honestly say - I fear every month I make my 1500 dollar payment that I do not get a statement saying back taxes are owed or that the owner is not making his payments - even though I make my timely.  I try not to be one of those "white trash" move ins and try to take care of the place as if I did own it and many times put my own money into upkeeps while in the place -  because I consider it my home.

Fortunely, the house I stay out now has nice neighbors that are very quiet and keep their yards manicured to the "t" and I have never experience a problem with them - I try to teach my kids to respect everyone around us and besides normal family get togethers we pretty much keep to ourselves.  I have enjoyed Windmill Farms and actually do not find the other subdivisions I have stayed in much better (Mustang Place and Deerfield Heights) - even the "best" neighborhoods have their own horror stories and before you become "part of the family" you may not learn about them - so just research!

Anyways - thats my two cents!
